Development update from SRSC

Planning and Design; SRSC received unanimous approval from Teton County for the relocation and planning of the Lodge Cabin sites, just across Martin Creek from the Members’ Lodge. These were previously located to the south of the Lodge and interfered with the golf course and with views from the Lodge dining and terraces. These new lots are being Platted and will be available for sale soon. The Lodge Cabin designs have been completed by Poss Architects of Aspen, Colorado and are currently being priced for inclusion in the sales of these lots as a “turn-key” purchase and are anticipated to begin construction later this spring. The Ranch Center complex has been approved by Teton County and the final architectural designs and engineering for these structures, which form the hub of the operations and maintenance of the Community, are nearing completion with expected construction to begin later this spring as well. In addition, landscape and signage designs are underway for all common areas along roadways, and aesthetic improvements to the Community horse pastures and common areas will begin at first snow melt this spring, including the final wetland and habitat improvements to Martin Creek and to the Trumpeter Swan Lake near the Ranch Center. SRSC is also beginning to develop a series of custom home designs using several different architects that will be made available for certain lots from which lot owners may chose to utilize. These selections and designs will be made available later this spring. No custom home design will be allowed to occur more than once in the Community.

Continuing meetings and work sessions are occurring between SRSC and Teton County on Phase II planning approvals and these will continue through the spring months, including several public hearings on our requested improvements to this area. The Phase II areas to the north of the property include the final designs for the spa, fitness center, environmental learning center, trout house and improvements to the Historic Astoria Hot Springs pool area.

Construction Progress; Construction activities continue through this winter and into the spring, including the completion of all utility distribution lines and paving of roadways on the southern portion of the Community. The Community water tank is currently being competitively priced and will start construction later this spring, along with the widening of Wagon Road through the River Bend Ranch property to allow for two-way access. The Members’ Lodge is scheduled to start foundation work this month, after several permit delays with Teton County, as will the first of seven Lodge Cabins. The primary bridge over Martin Creek to the Lodge will begin construction this spring, as well as the Ranch Center. We are also anticipating that several custom homes will begin construction this spring and summer.
